How a home inspection runs

What you'll actually do with it, in the order you'll do it. Every step below is covered by the plan.

  1. 01 The enquiry becomes a booking An agent needs a price at 9pm on a Sunday. Your booking page prices the job from square footage and age, takes a slot, and records the ones who did not book — that is your follow-up list.
  2. 02 The agreement is signed before you drive out You cannot legally inspect without one, and it is what limits your liability months later. Send it from the job; the client signs on their phone.
  3. 03 Your report template matches how you inspect Every inspector has their own order and their own wording. Set the sections and items once and every report starts from them.
  4. 04 You build the report on site, on a phone Tap a condition on each item; notes only appear when something is not fine. Photos attach per finding and shrink before they upload, so a crawlspace signal is enough. The whole thing saves in one submit.
  5. 05 Radon, mould and sewer scope get priced onto the job Your ancillaries are a catalogue with prices. Add them to a report and they land on the same invoice — and the property card tells you when the county predicts high radon.
  6. 06 Deliver it, and get paid for it Delivery emails the client and the agent with the PDF attached. Set a fee and you can hold the report behind payment — the link shows a payment page until the invoice clears.
  7. 07 The referring agent gets their own login Agents book, track and pull every report you have done for them, from one link. It is the thing that makes them call you again.
  8. 08 The buyer's agent turns findings into a repair addendum They open your report, tick the items, and get a repair request with your name on it — in two minutes, without a login, and without calling you.
  9. 09 You go back and confirm the repairs The last step of the sale, and the one most software forgets. A re-inspection is its own document — the report still says what was true on the day you wrote it.
